Basic Service Package

$499 One-Time, Flat Fee, payable in advance

Select Services Realty is responsible for the following:

  • Placing your property info in the Greater Louisville Association of Realtors Multiple Listing Service.
  • Providing a yard sign with our company logo and contact information.
  • Basic assistance in the presentation and negotiation of any offers to purchase

Seller is responsible for the following:

  • Compiling all property information on form provided by Select Services Realty
  • Providing one exterior photograph of the property
  • Scheduling, and providing property access for all showings
  • Offering additional compensation (payable at closing) for any broker representing your buyer
  • One-year Buyer Exclusive Agency Agreement for the purchase of your next property.

At Select Services Realty, we understand the “One-Size-Fits-All” approach traditionally found in real estate brokerage services does not work for everyone. We created our Basic Service Package to help sellers who realize the value of MLS exposure, but who do not wish to have active the representation of a REALTOR, or the cost associated with a full service listing.  Our Basic Package provides the added exposure, while still offering substantial savings.  When your property sells, we will be there to help you locate and purchase your next one.  Since compensation for buyers’ agents is typically offered and paid by sellers, a buyer agent’s services are essentially “included” with the purchase price of the new property.

Sellers also have the option to upgrade to our MLS & MORE or Full Service Packages at any time.  Upgrading to MLS & More requires and additional upgrade fee of $400.  Should you wish to upgrade to Full Service, there is no additional cost, and any fees already paid are credited against what is owed when the property sells, at closing.

Our Basic Service Package is designed to allow sellers the flexibility to choose minimal services, if that best fits their needs.  Since up-front fees are credited at closing, there’s no risk of “throwing good money after bad.”  Our Basic Service Package provides substantial savings in the sale of your existing property, while still offering you the benefits of professional representation in the purchase of a new one, the ultimate win-win.
